The Renters Rights Act 2025 increases tenant protections and regulation of the rental sector, adding further responsibilities for landlords and local housing authorities.
The tenancy and lettings law changes include:
- the abolition of assured shorthold tenancies with fixed terms, with tenancies being open ended with monthly rent periods
- changes to grounds for possession, including the abolition of s21 no fault evictions, with mandatory and discretionary grounds for possession (mandatory grounds include selling the property, moving back into the property, and anti-social behaviour)
- a ban on discrimination relating to children, benefit status, and pets
- an end to rental bidding or soliciting rent above the advertised rent
