Planning application - local requirement
When the requirement applies
A statement of community involvement is necessary for a major development, which could be any of the following:
- Developments of 10 or more dwellings
- Residential sites of 0.5 hectares or more
- Other buildings with a floor space of 1,000m2 or more, or on sites of 1 hectare or more
- All applications for waste development or mineral working associated with these developments
What the statement should include
When a major development is proposed, a period of consultation with various stakeholders from the local community is required before the application is submitted.
The Local Planning Authority would welcome discussion of the approach to community engagement and what this will involve at pre-application stage.
The ‘Ground Rules’ for community involvement on planning applications are set out in Chapter 2 of the Neighbourhood Planning Protocol (My Neighbourhood – A Neighbourhood Planning Protocol for B&NES), and section 2 of the Council’s Statement of Community Involvement (SCI).
The community involvement statement should demonstrate that the views of the local community have been sought, and how views received have been considered in the formulation of development proposals.
