Required for all applications including/for floodlighting, or a significant amount of external lighting where the development would be:

• Adjacent to a residential property
• Adjacent to a listed building
• Within or adjacent to a conservation area
• Adjacent to a roost, breeding or resting place of or habitat of importance to a legally protected species (such as bats, badger, barn owl and great crested newt)
• Within the open countryside.
• Lighting assessments for all developments alongside the River Avon, to assess predicted light spill from internal and external lighting –i.e. not only for schemes involving floodlighting.  Informal design guidance for Protecting Bats in Waterside Development in Bath (Pdf). • A lighting assessment may also be required alongside other watercourses and habitats, across the District, where there is a risk of impact on bats, especially light sensitive bat species such as horseshoe bats associated with the Bath & Bradford on Avon Bats Special Area of Conservation

Applicants should refer to the Ecology Officer and the pre-app process for more detailed advice.

An assessment should provide details of external lighting and the proposed hours when the lighting would be switched on. These details shall include a layout plan with beam orientation, light spill, lux levels and a schedule of the equipment in the design. Lighting assessments will also be required to detail the level of luminance for all advertisements.
