Bathampton is a popular village approximately two miles east of Bath City Centre (approx. 6 minutes by car). It has a thriving community with a highly regarded primary school, two churches, playground and King Edward’s School sports field, local shops, Doctors’ and dental surgery, chemist, along with The George and The Bathampton Mill. The nearby Kennet & Avon canal provides a pleasant, level walk or cycle access into Bath or to Bradford on Avon. The toll bridge provides an excellent short cut to the A4 for onward travel to the M4. Regular bus services travel into the City Centre. Bath is a World Heritage Site, famed for its Georgian architecture and Roman heritage and enjoys a wealth of cultural and recreational facilities and excellent schools, both private and state. Communication links are excellent with mainline rail to London Paddington (approximately 90 minutes) and Bristol Temple Meads (15 minutes). Junction 18 of the M4 is approximately 11 miles to the north.
Entering the house via the front door you are greeted by a hallway with attractive tessellated flooring. To your left is a generous sitting room with fireplace. At the rear of the hallway is a useful cloakroom and an understairs cupboard.
To the right, the hall leads to a spacious kitchen/dining room with flagstone flooring. It is fitted with country style units and a green AGA (not tested). This flows nicely through to a rear boot room and utility room and a second staircase to upstairs. On from here, you find a home office/study and family room. There is also a second door to the outside.
Upstairs there are four double bedrooms and a family bathroom with shower and a further shower room.
The garage is of a substantial size and could be converted to further accommodation (subject to any consents being granted). It is sufficient to accommodate more than two cars.
