An Environmental Statement is required to accompany an application for planning permission for development, when considered against the Town and Country Planning (Environmental Impact Assessment) Regulations 2017, that is Schedule 1 development or is Schedule 2 development that is also considered to have a significant effect on the environment by virtue of its nature, size, use and location.

The Town and Country Planning (Environmental Impact Assessment) Regulations 2017 set out the circumstances in which an Environmental Impact Assessment (EIA) is required.

Where an EIA is required, Schedule 4 to the Regulations sets out the information that should be included in an Environmental Statement.

You may request a ‘screening opinion’ (i.e. to determine whether EIA is required) before submitting a planning application by writing to us with the information detailed in Paragraph 6 of the Regulations.
 
In cases where a full EIA is not required, we may still require environmental information to be provided.
