The Authority produces and publishes a variety of Supplementary Planning Documents (SPDs), formerly Supplementary Planning Guidance documents (SPGs).  These add further detail to the policies in the Local Plan and can be used to provide further guidance for development on specific sites, or on particular issues, such as design. 

SPDs are not examined by an Inspector as Development Planning Documents are, such as the Core Strategy and Placemaking Plan.  However, SPDs are subject to a process of consultation, are formerly adopted by a Council resolution, and can be a material consideration in planning decisions.

This page includes the various SPDs, SPGs and other information produced that may be helpful in developing and considering planning applications.  Please use the A to Z shortcuts below to navigate to the document of interest.

Bath Conservation Area Commercial signage and tables and chairs on the highway Design and Conservation Guidance (2016)

This supports Policies BH.1, BH.6, BH.8, BH.15, D.1, D.2, D.4, HG.7, GB.2, NE.1, NE.2, NE.3, NE.12 and NE.15 of the Bath & North East Somerset Local Plan.

 

The document provides design and conservation guidance within the City of Bath Conservation Area for commercial signage and placing of tables and chairs on the highway.  It is for informal use by Planning Services when determining applications for planning permission and listed building consent, as well as a point of reference for property owners, retailers and agents.

Energy Efficiency & Renewable Energy Guidance For Listed Buildings and Undesignated Historic Buildings (2013)

This guidance is intended to provide general advice to owners of historic buildings, developers, architects, surveyors and anyone proposing measures to improve energy efficiency or domestic scale renewable energy of designated and undesignated heritage assets.

The Energy Efficiency Retrofitting & Renewables Permitted Development Check List & Guidance Note is also available.

Existing Dwellings in the Green Belt SPD (2008) This supplements Bath & North East Somerset’s Local Plan Policies HG.14 and HG.15. It provides further information and guidance on the approach the Council as a Local Planning Authority will take in relation to extensions to dwellings in the Green Belt and the circumstances under which replacement dwellings will be acceptable.

Permitted Development checklist for energy efficiency and domestic renewables This guide is a companion to the Sustainable Construction & Retrofitting SPD, and is intended to help householders know which energy efficiency and renewable energy measures can be installed without the need to submit a planning application.
Planning Obligations SPD (2015) (Amended August 2019)

The purpose of this SPD as amended August 2019 is to provide clear guidance on the Council’s approach to Planning Obligations. It replaces the Planning Obligations SPD approved in 2009 and Appendix C of the Bath Western Riverside SPDA note has been produced which sets out how local housing standards policies will apply in Bath and North East Somerset from October 1st 2015.
