Publications and Guidance

Supplementary Planning Documents (and SPGs)

Affordable Housing SPG (2003) will be retained but updated to incorporate the proposed modifications to Policies HG.8 & HG.9 of the Revised Deposit Bath & North East Somerset Local Plan in response the recommendations of the Inspector’s Report.
Agricultural Building Design Guidelines (Mendip AONB only) (2001) was prepared to support the un-adopted Wansdyke Local Plan and the JRSP (as it was emerging) and will be retained.
Archaeology in Bath & North East Somerset (2004) and Archaeology in Bath (2004) were prepared to support Policies BH.11, BH.12 & BH.13 of the Revised Deposit Bath & North East Somerset Local Plan and will be retained. The Inspector’s Report recommended no change the policy wording and no modifications have been proposed.
Bath City-wide Character Appraisal SPD (2005) supports policies BH.1, BH.6, BH.8, BH.15, D.1, D.2, D.4, HG.7, GB.2, NE.1, NE.2, NE.3, NE.12 and NE.15 of the Revised Deposit Bath & North East Somerset Local Plan and will be retained.
Bathford Village Design Statement (2005) saved as SPG whilst the B&NES Local Plan remains saved (external link).

Chew Magna Village Design Statement (2006) saved as SPG whilst the B&NES Local Plan remains saved. (Available from Parish Council website - External Link).
Bath Western Riverside SPD (2008) The SPD provides a Spatial Masterplan to guide the redevelopment and regeneration of the Western Riverside area of Bath and amplifies the provisions of Policy GDS/B1 of the Bath & North East Somerset Local Plan.
Chew Magna Conservation Area Statement (2003) saved as SPG whilst the B&NES Local Plan remains saved.
Existing Dwellings in the Green Belt SPD (2008) The purpose of this document is to provide further information and guidance on the approach the Council as a Local Planning Authority will take in relation to extensions to dwellings in the Green Belt and the circumstances under which replacement dwellings will be acceptable.
Forest of Avon Developer Guidance supplements Policy NE.5 in the B&NES Local Plan and will be retained (Pdf document on external website).
Hallatrow & High Littleton Village Design Statement (2003) saved as SPG whilst the B&NES Local Plan remains saved.
Horse Related Development (Mendip AONB only) (2004) was prepared to support Policies NE.2 and SR.12 of the Revised Deposit Bath & North East Somerset Local Plan and will be retained.
Larkhall Character Statement - March 1998 (PDF - 3MB) saved as SPG whilst the Bath & North East Somerset Local Plan remains saved.
Midsomer Norton and Welton Conservation Area Statement (2004) saved as SPG whilst the B&NES Local Plan remains saved.
Paulton Conservation Area Statement (2003) saved as SPG whilst the B&NES Local Plan remains saved.
Paulton Village Design Statement (2001) saved as SPG whilst the B&NES Local Plan remains saved.
Peasedown St. John Village Statement (2001) saved as SPG whilst the B&NES Local Plan remains saved.
Planning Obligations SPD 2009 The purpose of this SPD is to provide clear guidance on the Council’s approach to Planning Obligations. Planning obligations are also known as ‘S.106 Agreements’ or simply ‘Planning Agreements’. This SPD supplements policy IMP.1 in the Bath & North East Somerset Local Plan 2007.
Rural Landscapes of Bath & North East Somerset: A Landscape Character Assessment SPG (2003) supports Policy NE.1 of the Revised Deposit Bath & North East Somerset Local Plan and will be retained. The Inspector’s Report recommended no change to the policy wording.
Sawclose Planning Guidance Note - Sept 1996 (PDF - 1.3MB) & MoD Foxhill Development Brief (August, 1998) These documents supplement the Bath Local Plan which will be superseded by the adoption of the Bath & North East Somerset Local Plan. They will cease to have any status once the Local Plan is adopted. (not currently available online).
Streetscape Manual SPD (2005)
Walcot Street Works - 1997 (PDF - 3MB), Cherishing Outdoor Places, A Landscape Strategy for Bath - Feb 1994 (PDF - 4MB), & External Building Materials - Local Design Guide (PDF - 870KB) supplement the Bath or Wansdyke Local Plans and they are extended to supplement the B&NES Local Plan until superseded. (not currently available online).
