REDEVELOPMENT, BATH) COMPULSORY PURCHASE ORDER 2004
Transformation of Southgate moves forward with the
implementation of a CPO
A key step in the redevelopment of Southgate was taken
during October 2004, when a Compulsory
Purchase Order was made by Bath & North East Somerset
Council, to acquire all the land and rights necessary for the
scheme to proceed. As anticipated objections were received to
the CPO, and the First Secretary of State and Deputy Prime
Minister decided to hold a
Public Inquiry, which opened on 17th May. The inquiry
closed on Tuesday 24th May 2005, by which time 10 objections had
been withdrawn.
The decision letters confirming both the CPO and Stopping Up
Orders were received from the Secretary of State on the 19th
August 2005.
Multi Development will soon provide information to explain what
will happen to Southgate in its current form and how the
construction programme of the £350m project will be managed.
Further details will be publicised in the local press in due
course.
Currently, the area's many neglected or inappropriate buildings
and unsatisfactory road system detracts from the City's status as a
regional shopping and tourist destination, and as a World Heritage
site. The high quality, mixed-use redevelopment, will enhance
the city centre's vitality and viability and add considerably to
the City's retail offer.
The development of a new public transport interchange will
provide an efficient bus station adjacent to the existing railway
station. The bus station will include a new building to
accommodate facilities for the public and bus operators, whilst a
pattern of streets and public spaces will link the transport
interchange to the City centre.
In addition to nearly 40,000 m2 of retail space, the proposed
redevelopment includes approximately 3,500 m2 of leisure space,
almost 2,500 m2 of restaurant space and 91 one and two bedroom
apartments.
The redevelopment will also produce considerable economic
rewards, with a significant number of construction-based
jobs. There will also be a net increase of almost 1000
permanent jobs in the City.

Following
Objections received and display of
Notice of Inquiry, the Secretary of State held a Public Inquiry
between 17th May and 24th May 2005 at The Hilton Hotel, Walcot
Street, Bath, BA1 5BJ. Decision letters and Inspectors
Reports confirming the intention to confirm both the CPO
and Stopping Up Orders were received from the Secretary of
State on the 19th August 2005. The
Core Documents supporting the Statement of Case of the
Council, and
the Council's Evidence submitted at the Inquiry can be
viewed at the Council's Offices at Trimbridge House, Trim
Street, Bath, BA1 2DP. The Decision Documents and Notices
will also be deposited at Trimbridge House once the public notice
has been published. Where documents are available
electronically, a hyperlink has been provided. Documents are
