Home Information Packs
Fact Sheet 12
Home Information Packs were introduced on 1st August 2007 for
all homeowners in England and Wales. Homeowners will need to
arrange for a HIP to be prepared before putting their homes up for
sale. The pack will contain:
Terms of Sale
Evidence of Title
Replies to standard preliminary enquiries made on behalf of
buyers
Copies of any planning, listed building, building regulation
consents
Copies of warranties/guarantees for work carried out on the
property
Any guarantees for work carried out on the property
Replies to local searches
A home condition report (voluntary)
An energy efficient assessment as applicable
For the most part, your agent and solicitor will carry out the
tasks to produce a HIP
as part of their normal service and this should not cause the
resident further work.
Information which has been produced for the purposes of the
project will be made available for inclusion in HIP’s, on request
and subject to Freedom of Information constraints.
The information is offered for guidance only and should not be
relied upon as either a definitive commitment or record.
Information Available from the Project
The CDSM Project Team, upon request, will produce a Property
Profile for all homes within the scope of the stabilisation
project. The Property Profile will comprise relevant available
information including the following:
Information relating to mine workings and quarry backfi ll
A plan of related stabilisation areas
Details about the stage of the activities where works are
current beneath the property
Boundary info as to whether the property lies within:
- Project Area
- MWA
- Funding Boundary
- Firs and Byfi eld Planning Application Boundary
Where works have been carried out beneath a property a Statement
of Completion will be available after the works have been completed
and verified.
