The Building Regulations 2000
The Building Regulations 2000 (as amended) apply in England and
Wales to what is termed "building work". Different
legislation and regulations apply in Scotland and Northern
Ireland. The Regulations are administered by City, Borough,
District and Unitary Councils.
The Building Act 1984 is the primary legislation that enables
the Secretary of State for the Environment to make Building
Regulations in respect of the health, safety, welfare and
convenience of people in or about buildings and to conserve fuel
and power.
The Building Act also contains the clauses that enable the
Council to take appropriate enforcement action through the
Magistrates Court to secure compliance with the Building
Regulations.
The Building Regulations 2000 contains a number of Requirements
(or performance standards) that the building work must
achieve. Methods of satisfying these requirements are
contained within the Approved Documents given in the table
below:

Important
Approval under the Building Regulations and Planning Permission
are often confused. They are two quite separate decisions
given by a local authority.
