THE CORNMARKET, WALCOT STREET, BATH

LONG LEASE

Built in 1855 and listed Grade II the Bath Cornmarket occupies a prominent position on the western bank of the River Avon within 500 metres of Bath Abbey. The site is predominately "L" shaped and has a frontage to the river of about 42 metres.

This is an opportunity to develop a unique building in a historically important location.

PROPOSAL

The disposal will be by way of a lease for 150 years at peppercorn rental. It will be subject to a Building Agreement which must recognise the sensitive nature of the property.

PLANNING

The records of the planning authority show that in 1987 planning consent was granted for conversion of the ground floor to craft workshops. The consent was never implemented. Apart from that consent, there is little relevant information within the archives of the Planning Authority.

SUITABLE USES

The Cornmarket lends itself to a variety of uses including Art Gallery, retail and restaurant use, or a combination of uses.

THE VAULTS

Beneath the eastern end of the Cornmarket, the vaults consist of two storeys with external window openings overlooking the river. (See photo)

AREAS

The Cornmarket extends to approximately 930 m² (10,000 ft²). The vaults have not been accurately mapped, but are thought to extend to about another 800 – 900 m² .

THE STRUCTURE

The main hall has suffered from differential settlement of its foundations causing rotation of the external walls.

THE GEORGIAN TOWNHOUSE

This has been disposed of in long leasehold tenure and is not included in the sale.

METHOD OF SALE

Expressions of interest are invited from applicants. After appropriate exposure, applicants will be invited to submit their best offer together with their scheme proposals for consideration. It is likely that our client will enter into an exclusivity agreement with the preferred applicant in order that planning and listed building consent may be sought.
