CLEVELAND POOLS, HAMPTON ROW, BATH

LONG LEASE

CLEVELAND POOLS, HAMPTON ROW, BATH

Cleveland Pools opened in 1815 as a public swimming facility. The main building which comprises a two storey house flanked by two wings of changing cubicles is largely unaltered. The property is listed Grade II*.

The pools may be reached either by road or by river from the Centre of Bath.

The disposal of Cleveland Pools presents a unique opportunity for an imaginative scheme, either as a lido, as residential, commercial or a combination of uses.

The Local Authority (who owns Cleveland Pools) is looking for a sustainable long term use for the property.

Cleveland Pools occupies a particularly tranquil spot on the banks of the river, much frequented by Kingfishers and Waterfowl.

THE PREMISES

Land and buildings at Hampton Row, Bath, known as Cleveland Pools and more particularly identified on the plan. The site area is approximately 0.3 hectares. (0.75 acres).

Erected upon the land is the cottage together with former changing cubicles, the former ladies bathing area and former café.

The pools are now somewhat dilapidated.

AREA

Approximate gross external area of all buildings : 180 m² (1,940 ft²)

ACCESS

Pedestrian access from Hampton Row plus access from the River Avon.

INSPECTION

PLANNING

The most recent consent was for use as a Trout Farm. As this use is Sui Generis any alternate use will require planning and listed building consent. In addition we believe that consent under Class C3 (Residential) is extant for the cottage.

PROPOSAL

It is proposed to offer the premises by way of a lease for 150 years at a peppercorn rental. The successful applicants scheme will be incorporated into a Building Agreement.

PROCEDURE

Expressions of interest are invited. An information pack is available from the Vendor's solicitor Mr. A Reed, Department of Legal Services, Bath and North East Somerset District Council, Northgate House, Upper Borough Walls, Bath, BA1 1RG. Telephone 01225 477000. We anticipate that the vendor will be prepared to enter into an exclusivity agreement with the successful applicant in order to pursue planning and listed building consent.
