Local Housing Allowance Rates

What you might be entitled to

These LHA rates will be used to calculate the maximum amount of Housing Benefit that you may be entitled to.  The rates will be updated each month on this page and are also available at our Council Connect offices.
Step 1

First you will need to know how many bedrooms will be used to work out your LHA rate and which rate ( called a BRMA) will apply to you, depending on where you live.

Visit the Rent Services LHA calculator.  When you enter the site you will need click Find your LHA and then tick the box to confirm you have understood the Terms & Conditions to use the Bedroom Calculator.

Step 2

Return to this webpage and note the rate which applies to you from the table below. You can now enter this into the Benefits Calculator, along with all the other information requested.  This will give you an approximate guide as to how much Housing Benefit you could qualify for.

Weekly LHA rates for September 2008

The Rent Service issues this flat-rate rent allowance on a monthly basis.

Room categories relate to the number of bedrooms your household needs.  Please note the Rent Officer only considers number of bedrooms, we no longer consider living rooms etc.
