Bath & North East Somerset Council aims to support the
development of over 100 new affordable homes each year. Since
the Council transferred its housing stock to Somer Community
Housing Trust in 1999, the Council works in partnership with a
number of Housing Associations, to provide affordable
housing. Bath & North East Somerset Council will jointly
fund these new homes along with the Housing Corporation.
New affordable housing units are provided on sites bought and
developed by Housing Associations, with funding from the Council
and Housing Corporation. Other affordable housing will be provided
on new housing development sites as part of the planning
permission. Bath & North East Somerset policy at present is
that there shall be 35% affordable housing on all residential sites
above a certain size. This policy is defined in detail in the
Affordable Housing Supplementary Planning Guidance.
The number of new affordable houses provided is aimed to meet
targets set by central government, regional planning
policy and to meet need as shown by local housing surveys and
the Housing Register.
Housing in villages with a population of 3,000 or less sometimes
can be specially provided on small sites known as Rural Exception
Sites which would not otherwise be granted planning permission. The
houses on these sites would be available only for those living
in the locality or with local connections.
